The Lure Of Wasaga Beach Real Estate

Wasaga Beach has forever been the chosen destination for nearby Toronto residents because it has the longest fresh water beach in the world, but it did not officially become a town until January of 1974. However, the number of permanent residents has risen steadily -- from 12,419 in 2001 to over 15,029 in 2006, when the last census was undertaken. Present population figures continue to increase, making Wasaga Beach one of the most rapidly growing communities in Canada. The amount of sales and the extent of Wasaga Beach real estate sold is climbing substantially -- especially since 2009 -- and new residents are constructing homes as the desire for more seasonal properties is increasing, and cottages and recreational homes are popping up along the sought after water front. Wasaga Beach's fourteen kilometers of kid friendly, sandy public beaches, including the Wasaga Beach Provincial Park--which was appointed the coveted Blue Flag designation for its work to oversee Wasaga's shoreline in compliance with international environmental standards‚ lures both full time residents and visitors as well. The area offers recreation throughout the year along the sandy beaches -- numbered 1 through 6 (with 1 and 2 being the most busy) -- and in the spring and summer there are sports such as various water sports or a game of frisbee to be enjoyed by all. During the winter, the same section of beach is a popular spot for winter sports enthusiasts who come to snow shoe and cross country ski along the well marked trails. The expansion that Wasaga Beach has witnessed has not been put off by the massive fire that levelled a large portion of the main street businesses and apartments as well as the pedestrian mall on November 30, 2007. The community has responded with a big construction boom that will incorporate a monorail system along a updated style beach front with retail, dining, and an indoor/outdoor theme park. At present, the Georgian Coach Lines -- which provides area transportation services --has had to broaden their routes twice since 2008 to meet the demand of the growing area and provides an east-west loop through the town from 7AM to 7PM daily. The growing availability of amenities and products in Wasaga Beach has helped push home sales up 65 percent in the first part of 2010 when compared to the same time last year. In March 2010, the market witnessed a whopping 50 percent increase, most likely because of the growing number of services and products in and around Wasaga Beach and as well the Collingwood real estate sector that is close by. Even more encouraging were the price range increases, up to 172 percent in a few parts of the Greater Toronto Area, with homes that were asking 300K moving into the 350K to 500K range. Although undoubtedly seasonal buyers account for a large portion of the increase, it also seems to be because the high-end estates in Wasaga Beach are becoming a sought after retirement choice for wealthier residents. The pastoral charm of Wasaga Beach and the well known Georgian Triangle 'quality of life' will continue to appeal to a diverse number of of real estate buyers who prefer the country existence but also the convenience of being just a two hour drive from services Toronto can offer.
